1400 Biscayne Boulevard, Miami, Florida 33132 · Arts & Entertainment District
What is actually renting here, what is actually selling, and what each floor really looks out at. Compiled monthly from the MLS and from standing inside the units.
Rentals listed in the 02 line, September 2026, from the MLS. Views and conditions as observed and subject to change.
Search this building and you will find a dozen pages that copied the same developer press release. Several give the wrong address. Several still call it pre-construction. None can tell you what the second bedroom in the 02 line actually faces.
This is the opposite of that. Current asking prices, which listings have been reduced, which have data errors hiding them from renter searches, and what you can really see from each floor. Some of it will talk you out of a unit. That is deliberate. A tenant who signs on an accurate picture renews. One who signs on a brochure leaves in twelve months.
Compiled by Juan Nicolas Guevara, a licensed Florida broker working this market since 2012, with 224 transactions closed. The monthly report is free and there is no obligation attached to it.
Every unit below is the same Casa 02 plan: 2 bed, 2 bath, 1,303 sf interior plus a 464 sf wrap-around terrace — 1,767 sf total. The only variable is the floor. Where a listing sits far above or below its neighbours, that is an owner guessing rather than a market signal.
| Unit | Floor | Asking | Against the line | Furnished | Status |
|---|---|---|---|---|---|
| 202 | 2 | $6,200 / mo | No | Reduced, still available | |
| 702 | 7 | $6,800 / mo | No | Available | |
| 1502 | 15 | $7,900 / mo | No | Asks above the floor over it | |
| 1602 | 16 | $7,000 / mo | No | Available | |
| 4502 | 45 | $7,800 / yr | Not comparable | No | Entered per year — likely a data error |
Unit 4502 is entered with an annual rather than monthly rent period, which removes it from most monthly-rent searches. If that is your unit, it is worth a call to your agent.
The amenity deck is on the 11th floor, so anything below it is podium level. Floors are not interchangeable here, and pricing that ignores the difference does not lease.
One page, first business day of every month. Active listings and asking ranges, what actually leased and sold and in how many days, concessions being offered, and a plain read on where pricing is heading.
Free. No obligation. If you own here, it is the only regular source of real numbers on your own building.
Two-bedroom residences at Casa Bella are being prepared for lease this autumn. They are not on the market yet and are not available to view.
The early access list gets the full specification, the photographs and a showing slot on the day each one goes live — before it reaches the portals.
The construction, the finishes and the amenities are genuinely high quality — Related Group, Arquitectonica, Piero Lissoni interiors for B&B Italia, two full amenity floors. The honest caveat is not the building, it is timing: a large number of investor buyers closed at roughly the same time, so rental inventory is heavy and will stay heavy for a while. That is bad for owners and good for tenants.
Asking prices in the 02 line currently run from $6,200 to $7,900 a month. Asking prices are not leasing prices, though — as of this report nothing in that line has leased. Ask me for the closed comps rather than the asks.
More than in most buildings. The amenity deck is on 11, so below that you are at podium level and in some lines a bedroom window faces the adjacent structure at close range. Above roughly 20 you are clear of it. Price that difference in.
The I-395 Signature Bridge, a Florida Department of Transportation public project two blocks south. Because it is public infrastructure rather than a private development, no building will be constructed in that sightline. The schedule has moved repeatedly, so do not rely on anyone's completion date.
Ask me for the current answer — I keep it updated. Condo approvals in new Miami buildings commonly run two to four weeks plus fees, and it is the single most common reason a lease falls apart. Start the application before you need to move, not after.
Check the association's minimum lease term before you plan around it. I will send you the current rules in writing.
Ask me — this changes and it materially affects your financing options and your future buyer's. It is worth confirming before you write an offer.
They vary by unit size. Ask me for the current figure for a specific unit, along with the milestone inspection and reserve study status. Anyone who quotes you an assessment without naming the unit is guessing.
That depends on what you paid, what you owe and how long you plan to hold, and it deserves actual arithmetic rather than an opinion. Send me your unit number and I will run both scenarios side by side with real carrying costs — free, and with no expectation that you list with me.
No, but this building is where I keep the deepest data. If Casa Bella is not right for you I will say so and point you somewhere that is.
Tell me your unit and I will send a written read on where it sits: what your line is asking, what it should realistically lease or sell for, and how long it should take. Free, whether or not you ever list with me.
Tell me what you need and I will send what fits, including units I do not list. If nothing here works I will say so.
Before you write an offer, get the rental comps. The gap between what owners here hoped to rent for and what units actually lease for is the most expensive mistake investors have made in this building.
